Post-remediation clearance testing is the most legally significant form of mold testing in Florida. Under Florida Statute 468.8411–468.8424, a post-remediation clearance inspection must be performed by the licensed Mold Assessor after every remediation project — confirming the work is complete before the property can be cleared for occupancy or reconstruction.
Clearance testing serves three critical functions:
- Confirms remediation completeness — air samples collected after remediation are compared to the pre-remediation baseline and the outdoor control. If elevated species or spore counts remain, the clearance test fails and additional remediation is required before the property is cleared
- Protects property owners legally — a documented clearance test from an independent licensed assessor (separate from the remediator) is the property owner's protection against future liability. Without it, there is no objective record that the remediation was completed correctly
- Required for insurance documentation — insurance adjusters and carriers increasingly require post-remediation clearance test results to close mold remediation claims.
